Selling – Why business owners shouldn’t dismiss the first offer

High offers can come early during the selling process, however owners will often hold out in the hopes of a better deal coming along. Sellers can be lulled into a false sense of security making the assumption that a good offer in the early stages of selling can mean an even better offer will come once more people have viewed their property/business. Unfortunately, holding out for a better price generally leads to price discounts and lower eventual sale price.

To understand why good offers can come early during the selling process, it’s important to place yourself in the position of the buyer and consider the journey that they have been on. Reasonable or above market offers often come from a ‘heart buyer’. A ‘heart buyer’ will fall into one of two categories – either they have been searching for their dream  business for months on end or they have stumbled across your property/business and have impulsively decided they need it. In both situations, the buyer has fallen in love with your property/business and their emotions have paved the way for providing a reasonable offer.

It is crucial to understand that ‘heart buyers’ are highly motivated. They recognise the value your property/business can provide “them” and they move quickly to secure their dream business. Therefore, when such offers arise, it is important not to automatically dismiss the offer on the hope that an even better one will come along. Remember, there are rarely buyers that are motivated enough to offer a good price from the very beginning yet plenty of buyers who are happy to sit around and wait for the price to drop.

While we are witnessing a cultural shift with younger and middle aged adults not showing the same past willingness to move to country areas to buy and work in 24/7 retail, accommodation and service businesses, it is crucial for commercial vendors to fully appreciate that we are very much in a buyers market that shows no sign of changing.  Accordingly if vendors hope to sell they must listen to their advisors and price to meet market expectations not their own ambitions based on pre GFC historical levels.

Whilst 2014 has seen an increase in buyer enquiry, which is encouraging, we are yet to see the increased activity translate into commercial sales. Despite record low interest rates it is obvious that it is going to be a very long slow road back to a more buoyant commercial market. Additionally we are becoming increasingly concerned that there is a growing pent up supply of businesses that have not yet come on the market because of owners concerns about the global financial crisis effect. In other words they are holding on for better times (particularly Baby Boomer-owned businesses) and   values could therefore soften in the near future as they are impacted by the looming oversupply of businesses coming on the market with Baby Boomers entering retirement. Furthermore bank lending guidelines have tightened considerably since the GFC in what the Banks describe as a return to more normal lending practices. In summary we are concerned that the multiple negative forces impacting on small business activity are going to continue into the foreseeable future resulting in a continuation of depressed market conditions and potential price reductions.
